Creative Assembly have built in some limits to the games, meaning that modders can not have more than x amount of factions or y amount of units. Limits for Medieval II: Total War appear to be similar to Rome: Total War though some are slightly raised. I originally started this list for my own purposes, to help me decide which faction to choose when starting a new campaign for the 19583256th time, but I figured you guys might find it usefull as well. This is a list of all buildings that are only available to certain factions, and their effect.
Military Academy
Who : France, Spain, England, Portugal
Where : cities
What it does : train some faction-specific units, gives command-related traits and ancillaries to governors.
Race Track
Who : Moors, Turks, Egypt
Where : cities
What it does : allows training cav in cities, boosts pop. happiness, gives cav. related traits to governors
Hospital
Who : Moors, Turks, Egypt
Where : cities
What it does : public health bonus, unit retraining cost bonus, physician ancillary to governors
Artist Studio
Who : Venice, Milan, Sicily
Where : cities
What it does : boost to pop. happiness, gives traits+ancils to governors (some good, some bad)

What it does : same as Racetrack
